I'm a first time buyer...is buying a mobilehome difficult?


Yes and no, buying a mobilehome is mostly similar to buying a house or condo. You still need to go through the process of searching and finding a home, getting pre-qualified by a lender, negotiating a favorable deal, and finally closing escrow. However, there are some differences too. Financing must be done with a "mobilehome" lender for one and mobilehome parks require that you qualify to live in the park regardless of whether or not you need financing. Most buyers work with a knowledgable agent who knows the ins and outs of mobile home buying.




How does financing a mobile home work?


Financing a mobilehome is fairly straightforward. You will need a Mobilehome or Chattel loan from a mobilehome lender. The process is very easy; you will fill out an application and the lender or loan broker that you use will be able to assist you in determining how much of a loan you qualify for and what it will cost you. How old do I have to be to live in a 55+ Park?


You would think the answer to this would be an easy one, right; 55 years old or more! Unfortunately it's a little more involved than that. Parks that consider themselves 55+ have this designation because they have agreed to only rent to homeowners where at least one person is 55 or older. However, additional occupants matter too. Some parks will require that all occupants are 55 or older, and some set the age limit for additional occupants at some other age between 18 and 55. In no cases do 55+ parks allow anyone under 18.
